These guidelines from the Architectural Control Committee are intended to assist Heron Lakes homeowners with the design of their homes, landscaping, and other improvements.
PLEASE NOTE: ACC Submittal fee is $800.00 for the initial design review.
PLEASE NOTE: The non-potable water rates for new builds are based on the lot size.
Trash day (and recycle) is Friday for the Heron Lakes community.
(Excluding holidays and weather related incidents.)

You are welcome to have ANY trash vendor you like, but they must pick up on Fridays.
Note about new development traffic:
Recently, we have received numerous calls regarding construction traffic using streets in Heron Lakes Filing 12 to access Heron Lakes Filing 17. We want to make sure everyone knows that Toll Brothers is making every effort to limit large-vehicle traffic through Filing 12. However, traffic cannot be totally prohibited.
Please note the following:
1. Both Newfound Lake Road and Piper Glen Drive are Public Roads.
2. Any licensed vehicle cannot legally be prevented from driving on Public Roads.
3. Emergency vehicles must have unobstructed access to both Filing 12 and Filing 17.
After coordination between The Berthoud Heritage Metro District, the Town of Berthoud, and Toll Brothers, Toll Brothers has agreed to limit large non-passenger vehicles, such as concrete trucks or lumber delivery trucks, from driving through Filing 12 to reach Filing 17. Additionally, for safety reasons in an active construction site, pedestrian traffic will be restricted from entering Filing 17.
To clarify, here are the ways this will be accomplished:
1. Additional signs will be placed on the north and south entrances to Filing 12 that state “No Construction Traffic”. While this is what the signs will say, it will not be possible to prevent all construction traffic. There will not be a full barricade that totally blocks the road. Some construction traffic should still be expected.
2. “No Pedestrian Traffic” signs will be installed in several locations in Filing 17.
3. In wet weather, some vehicle traffic may be diverted through Filing 12 to prevent mud from being tracked to the surrounding roads.
4. A partial barricade will be placed at the north end of Piper Glen with an opening for single vehicles to pass. No gate will be installed.
5. Once residents start living in Filing 17, the barricades will be removed to give them full access to the public roads and their homes. However, Toll Brothers will continue to make every effort to restrict large-vehicle traffic.
Please be aware that several homeowners in Filing 12 have hired Contractors for their own projects. The traffic you see may not be related to Toll Brothers. To report speeding vehicles, please call the Sheriff’s non-emergency number at (970)-416-1985.
The implementation of this process has already begun. There will be a learning curve as many of the trades learn of the correct route for them to access Filing 17. Your patience is appreciated.
